Fix & Flip investing can be very lucrative. However, It also requires sufficient capital. Iron Vault Funding is uniquely positioned to customize a Fix & Flip loan to quickly and easily meet your needs. A Fix & Flip loan from Iron Vault Funding provides funding for the acquisition and renovation of your investment property.
Initial funding occurs at the purchase closing. The remainder of the loan is funded in installments as renovations are completed.

Is there any cash required?
Typically, a down payment of 10-20% of the purchase price is required. Having “skin in the game” motivates investors to complete their project and reduces the lender’s risk of foreclosure.
Is there a credit score requirement?
Iron Vault will underwrite your loan application regardless of credit score.
How long until you have to pay it back?
Fix & Flip loans are short-term, usually 3-12 months. Iron Vault Funding will carefully analyze your deal to determine an appropriate length of term, including time on market.
Is there a prepayment penalty?
We do NOT impose a prepayment penalty on our loans. Time is money and, as your funding partner, Iron Vault Funding is committed to your financial success. We encourage you to pay off your loan quickly to minimize your interest expense, thereby to maximize your profit.
A Bridge Loan is funding for investors to purchase a property based on its value. This loan does not include any funding for renovations, repairs or construction. If additional funding is required, you may want to consider a Fix & Flip loan or a New Construction loan. Bridge Loans are used only for the purchase of investment property, as opposed to owner-occupied, to include:

Buildable New Construction Lots

An incorporated business entity (LLC, Subchapter S)
A clear exit strategy (how will the loan be repaid)
What is the maximum Loan-to-Value?
Iron Vault Funding will fund up to 65% LTV on an Acquisition Loan (not ARV value). But we may be able to go much higher if the investor has other collateral.
